The Philadelphia Chinatown Development Corporation Tuesday came a step closer to building a 23-story, 265-foot-high residential and office tower, with a community center on the ground floor, on two parcels at the northwest corner of Vine and 10th streets.
The Philadelphia City Planning Commission voted unanimously to recommend the Zoning Board of Adjustment grant the PCDC the zoning relief it needs to build the project at its Wednesday meeting.
In order to build the project, which includes about 12,000 square feet of retail space, 15,000 square feet of office space, 144 residential units and a 24-car garage, the project needs two bits of zoning relief, said Planner Larissa Klevin.
The current code requires a project of this size to have at least 70 spaces, she said. And it does not allow for a loading dock at the proposed location, across Pearl Street from the bulk of the development.
Klevin said staff supported the greatly reduced parking numbers the developer seeks because the site is near much public transit.
