Midrise apartment plan for Delaware waterfront

    A new plan has surfaced for the building of an 11-story mid-rise apartment complex on the Delaware waterfront north of the Ben Franklin Bridge in Old City.

    This plan is a modified take by Ensemble Real Estate on a previous scheme for a high rise called Marina View Tower.
    As Plan Philly reports, the proposed building would be a “giant L” along Delaware Avenue and Vine, reaching just below the stone pier of the bridge. Parking would be behind the L, and not visible from Delaware Avenue.

    The current plan has been delayed by a few violations of the Central Delaware Master plan, including breaching the 100-foot height limit as laid out in the Central Delaware Zoning Overlay. Ensemble Real Estate hopes that any and all zoning issues will be cleared up by the time city council leaves for summer recess.
